Ad Valorem Taxes – Taxes that are based on the property’s current Assessed Value multiplied by the Ad Valorem Tax Rate. The Assessed Value is normally based on the property’s most recent sale amount and increased each year by two percent (2%). Ad Valorem taxes will change once a property is sold and ownership is transferred.  Ad Valorem Taxes will include the County Base Tax Rate of 1%, and may also include Voter Approved Bond Measures or Propositions or other tax rate over rides.

Special Taxes/Assessments – Charges which may include Prop. 218 Benefit Act Assessments, Maintenance District Assessments, Mello-Roos Special Taxes, and 1915 Bond Act Assessments or other charges, that are not based on the property’s assessed value. These charges are calculated at a specific rate or formula that was determined by a governing body that facilitates the financing of a community services or improvements.

P.A.C.E. (Property Assessed Clean Energy) – Programs that allow property owners to finance energy and water efficiency improvements on residential and commercial structures. The cost is repaid through payments collected on the property tax bill. If the property is sold and the contractual amount is not repaid in full, the new owner may be responsible for future payments collected on the property tax bill.

Supplemental Property Tax Bill – Occurs when there is a change in assessed value, usually resulting from a change in ownership, completed new construction, or demolition of the property. A Buyer may receive one or two supplemental bills, depending on when the transaction occurs.  Transactions that close from January through May, Buyer will receive two Supplemental Tax Bills. Bill # 1 covers remaining portion of current roll year, Bill # 2 covers full upcoming roll year. Transactions that close from June through December, Buyer will receive one Supplemental Tax Bill that covers remaining portion of current roll year.
